RENT COLLECTION
Rent is collected electronically or through a check, depending on the agreement with the tenant. Once the payments have been collected, our accounting staff will deposit the funds directly into your bank account and email you an itemized financial statement. If the tenant fails to pay on time, our managers will immediately contact them and grant a five-day grace period. If the payment is left unpaid, our team will begin the eviction process following landlord-tenant laws. We are also well versed in handling tenant overstays.
BILL PAYMENTS
Not all landlords have time to pay for expenses related to their property. As a part of Aventura property management services, Our property managers can take care of bill payments on your behalf. This includes property taxes, water bills, utility bills, insurance, etc. All of the payments will be accurately recorded in our monthly statement, but are accessible in real-time through the online owner portal. We will use our initial report of the property’s condition to check if any damage has been done. Tenants are required to give a security deposit at the beginning of their lease, and if our team finds issues with the property, we will withhold the deposit to cover the expenses for cleaning and organizing services. In addition, our staff will start looking for a replacement tenant to prevent vacancy periods.
