Our leases are prepared by our team of attorneys to ensure that your property is protected. We handle all negotiations regarding clauses that you might specify, and conduct tenant education to make sure that they are fully aware of their responsibilities. Before the tenant moves into the property, we will conduct thorough documentation of the place, including pictures, videos, and written reports, which we will use when the tenant moves out.
Tenants can request non-urgent repairs by either submitting a ticket through the online portal or by calling our hotline. Our property managers will refer the repair requests to you, the landlord, together with three quotes from our preferred vendors. Luxury Property Care has a vast network of approved suppliers whom we’ve worked with for years. For urgent repairs, our team will arrange the repairs immediately to ensure that the issues don’t escalate into serious problems that can damage your property.
Rent is collected electronically or through a check, depending on the agreement with the tenant. Once the payments have been collected, our accounting staff will deposit the funds directly into your bank account and email you an itemized financial statement. If the tenant fails to pay on time, our managers will immediately contact them and grant a five-day grace period. If the payment is left unpaid, our team will begin the eviction process following landlord-tenant laws.
Not all landlords have time to pay for expenses related to their property. Our property managers can take care of bill payments on your behalf. This includes property taxes, water bills, utility bills, insurance, etc. All of the payments will be accurately recorded in our monthly statement, but are accessible in real-time through the online owner portal. In case you have questions about the payments, our accounting staff would be happy to help.
Months before the tenant’s lease ends, we will contact you to negotiate agreements for their lease renewal. It is common for property owners to want to increase their rental rates each year, and as landlords ourselves, we understand that. Our property managers will conduct another comprehensive property assessment to determine your property’s new value. We will discuss these figures with you, and our attorneys will handle the rest of the contract preparations.
If the tenant decides not to renew their lease, our property managers will arrange property inspections before the vacancy. We will use our initial report of the property’s condition to check if any damage has been done. Tenants are required to give a security deposit at the beginning of their lease, and if our team finds issues with the property, we will withhold the deposit to cover the expenses for cleaning and repairs. In addition, our staff will start looking for a replacement tenant to prevent vacancy periods.

The fees we charge are performance-based and we collect our fees only when you start generating income.

- You suffer from a non-paying tenant? Exactly, no fees until we replace him with a paying one.
- Need to fix the property so it starts to produce income? Not only do we charge no fees, but we will also send you our loyal vendors to fix the problem for you.
Only when you start to receive any income and your property starts to produce, we will charge you a fee which ranges between 8% to 10% depending on your property/portfolio. What education and/or training do you have that relates to your work?
Our founders, Sivan Gerges and Liran Koren have an accumulative experience of more than 20 years in property management and real-estate investing, first as private investors and afterward for other people. Moreover, our team includes two property managers, Chen Kodish and Juliana Poyers, each with a decade of experience in property management and a legal team with extensive knowledge and experience in real-estate law, property law, deal closing, and corporate law.
How did you get started doing this type of work?
Both our founders, Sivan Gerges and Liran Koren built their own business with their two hands. Liran built his own business and earned more than $50M in a decade of real-estate investment before joining forces with Sivan, who decided to partner up with Liran after a decade of successful property management, first for herself and than for others. This combination enables us to supply top-notch property management and investment services.
