When tenants see that the property owner truly cares about their experience, they’ll be more likely to renew their rental contract.

One thing you can do is get your tenants involved. It’s best to get their thoughts on what upgrades to invest in – after all, they’ve been living there for a longer time. In other words, they know what does and doesn’t work. If a tenant tells you that the bathroom tiles are too slippery, it would be best to listen to them. You could also allow them to improve the residence themselves to make them feel more at home.

To entice tenants to rent, you can cover the cost of electricity, gas, etc. for a year. You could also offer free cleaning services (ones that aren’t already included in your building property management company’s plan) to long-term tenants.

#5 Focus on Convenience

It shouldn’t take your tenants too many steps to perform the most basic tasks, like paying rent, submitting a repair request, and so on. To attract tenants (particularly modern tenants), you need to invest in tenant portals and apps that make their lives a lot easier. Provide your tenants with the convenience of being able to pay their rent from their mobile phones, review their payments from anywhere and any time, be reminded when their rent is due, and so on.

These tools may be an additional expense, but bear in mind that they benefit you, too. Tenant portals make it easy for you to track important transactions, work orders, communications, and more.
