TENANT SCREENING

Every applicant goes through a meticulous screening process where we evaluate them based on their credit score, employment verification, sex offender registry, criminal record, and previous rental history. At Luxury Property Care, you can be assured that only qualified tenants will occupy your property. Once we’ve found a qualified tenant, we will forward their information to you for your approval. We will then walk them through the terms of the contract and facilitate the lease signing.

MOVE-IN INSPECTION

Before the tenant can move in, our team will conduct a thorough inspection of the property. This involves taking photos and videos that clearly capture the condition of the home or building before occupancy. The move-in condition reports will be posted on the AppFolio online portal for easy reference should there be damages upon moving out. Rest assured that your property will be properly assessed — we’ll make sure to check every inch.

RENT COLLECTION

Rent is collected each month. Weeks before the due date, our team will remind tenants of their financial obligations through email and the AppFolio tenant portal. We make sure to collect from tenants promptly and professionally because we don’t want you to experience delays in your income. Our team can be tough, but we make sure to treat each tenant (even the late payers) with respect. Late payments are accepted within a five-day grace period. Beyond that, we will begin the eviction process.

Each city and state has its own requirements when it comes to obtaining permits and licenses. The good news is that our property managers have local experience managing Hillsborough County rental properties. We’ll take care of processing permits for construction work, major renovations, and more. We will also schedule regular inspections with the city inspector to ensure that the property is compliant with health and safety standards.

MONTHLY DISBURSEMENTS

Our clients can choose their preferred method of receiving their monthly income. Our accounting staff takes care of disbursing the funds into your bank account at the beginning of each month, whether it’s through electronic deposit or a check. Your income and expense statements are also uploaded on the AppFolio owner portal at the same time that we transfer the funds. Our team is prepared to explain the statements should you need clarifications.

MOVE-OUT MANAGEMENT

Our move-out process is similar to the move-in process. Once a tenant’s lease nears its expiration date, we will schedule a move-out inspection wherein we compare its condition with the report we made upon occupancy. Our team will meticulously check all appliances, structures, furniture, and so on. If there are damages, we will use the tenants’ security deposit to pay for repairs. The unused amount will be returned to the tenant.

What is our Fees

Let’s start with the bottom line – No income, no fees.

What does it mean in reality?

The fees we charge are performance-based and we collect our fees only when you start generating income.

Therefore:

  • Your property is vacant? No fees.
  • Searching for a tenant? No fees.
  • You found a tenant? That’s right, no fees.
  • Your tenant signed? Still no fees.
  • You suffer from a non-paying tenant? Exactly, no fees until we replace him with a paying one.
  • Need to fix the property so it starts to produce income? Not only do we charge no fees, but we will also send you our loyal vendors to fix the problem for you.

Only when you start to receive any income and your property starts to produce, we will charge you a fee which ranges between 8% to 10% depending on your property/portfolio. What is your typical process for working with a new customer?

First of all, each customer receives the utmost care possible. We meet our clients, understand their needs, and only after we have a full picture of their needs, we tailor the best suit for them. In case, they look for a property to invest in, we harness our experience and knowledge as investors ourselves to consider all factors, such as the market, the area, and the profit they can generate from the property. In case, they look for a management company, our team is composed of experienced property managers who go through every detail and match the exact needs of our clients with our full portfolio of services, from repairs, renovation, and maintenance up to tenant communication and management. We aim to generate profit, piece of mind, and tranquility for our clients and that’s why we are always there for them, at any time.

What education and/or training do you have that relates to your work?

Our founders, Sivan Gerges and Liran Koren have an accumulative experience of more than 20 years in property management and real-estate investing, first as private investors and afterward for other people. Moreover, our team includes two property managers, Chen Kodish and Juliana Poyers, each with a decade of experience in property management and a legal team with extensive knowledge and experience in real-estate law, property law, deal closing, and corporate law.

How did you get started doing this type of work?

Both our founders, Sivan Gerges and Liran Koren built their own business with their two hands. Liran built his own business and earned more than $50M in a decade of real-estate investment before joining forces with Sivan, who decided to partner up with Liran after a decade of successful property management, first for herself and than for others. This combination enables us to supply top-notch property management and investment services.
