10% rate for accounts with fewer than 8 properties, and a reduced rate of 8% for accounts with 8 or more properties. For personalized quotes on High-Value Residential or Commercial property management, please don’t hesitate to get in touch with us.
No fees will be charged if your property remains vacant. Specifically, our property management fee is only collected once we successfully secure a tenant for your property, and the fee is incurred only when the tenant begins paying rent.
If your property is vacant and requires MLS advertising, the leasing fee will be equivalent to one month’s rent. Alternatively, if we secure a tenant directly without involving a cooperating broker, we will reduce our fee to just half a month’s rent.
If your property is occupied by a tenant we will only collect our property management fee. We don’t charge any setup fees
Additionally, when it comes to lease renewals: there are absolutely no charges. Whether your tenant wishes to extend their lease for one year or even five, we will manage all the paperwork, including lease drafting, at no cost to you.
Our commitment: Guaranteed payment for the first 6 months. If a tenant defaults within this period, we cover the eviction filing fee and find a new tenant at no cost to you. Our trust in our thorough tenant background screening is unwavering
With over 450 properties under our management, we typically handle only 1-2 evictions per year. When needed, we collaborate with a specialized eviction attorney who offers us discounted rates, passing the savings onto our clients. Rest assured, fees are paid directly to the attorney, not to us.
We will provide you a range of ultra-competitive quotes from our network of selected contractors and vendors that we have an ongoing relationship with.
