A realtor helps you buy, sell, or sometimes place a tenant; a property manager runs the rental for you on an ongoing basis; and self-managing only makes sense if you own one nearby unit and enjoy the work. Here is how to decide.
What a property manager does
A full-service property manager markets the unit, screens tenants, prepares the lease, collects rent, coordinates maintenance, handles inspections, enforces the lease including evictions, keeps you compliant with Florida law, and reports to you monthly. It is an ongoing operating role, not a one-time transaction.
What a realtor does
A realtor is transaction-focused: they list and sell property, and some will place a tenant for a leasing fee. Once the tenant is in place, though, a realtor is not managing rent collection, maintenance, or compliance for you month to month.
When self-managing makes sense
Self-managing can work if you own a single unit within a short drive, you have reliable contractors, and you enjoy handling tenant calls and repairs. Once the property is out of your area, you own multiple units, or the legal and time burden grows, professional management usually pays for itself.
A licensing note
