Rental Property Inspection Guide for Landlords

Regular inspections are one of the simplest ways to protect a rental property, catch problems early, and keep tenants accountable. Done correctly and legally, they save landlords thousands in avoidable repairs. This guide explains when and how to inspect a rental in Florida, and what to look for.

How often should a landlord inspect a rental property?

A common schedule is an inspection every three to six months, plus move-in and move-out inspections. Many landlords do a mid-lease check around the six-month mark. Florida law requires reasonable notice before entering, commonly at least 12 hours for repairs, and your lease should spell out inspection rights and notice.

The main types of rental inspections

  • Move-in inspection. Document condition with photos and a signed checklist before the tenant moves in.
  • Routine or mid-lease inspection. A periodic check, often every 3 to 6 months, for maintenance and lease compliance.
  • Drive-by inspection. A quick exterior check with no entry needed.
  • Move-out inspection. Compare condition against the move-in record to assess wear versus damage.
  • Seasonal or storm inspection. Before and after hurricane season.

What to look for

  • Water damage, leaks, and mold, especially in bathrooms and kitchens.
  • A/C and HVAC operation and filters.
  • Roof, ceilings, and walls for stains or cracks.
  • Plumbing, water pressure, and running toilets.
  • Smoke and carbon monoxide detectors.
  • Pest activity.
  • Unauthorized occupants, pets, or lease violations.

Inspect legally and respectfully

Always give proper written notice, enter at reasonable times, and document findings with photos. Treating tenants with respect keeps good tenants longer and reduces disputes.
