Quick answer: A small multifamily building needs a manager who works per unit and per building at the same time: a separate lease, screening and rent collection for every unit, and one maintenance plan and one set of books for the property. Luxury Property Care manages duplexes, triplexes, fourplexes and small apartment buildings across Palm Beach County for local, out-of-state and international owners, with every lease, invoice and statement visible in a 24/7 owner portal.
Our multi-unit work covers buildings from two units to about twenty. If your building is larger, call us and we will tell you honestly whether it is a fit.
The most common building type in Lake Worth Beach and Riviera Beach. Often owner-bought as a first investment, then handed to us once the owner moves or buys a second one.
Four leases, four tenants, one roof. We handle staggered lease dates, shared utilities and the turnover cycle so vacancies do not stack up.
Garden-style and walk-up buildings in West Palm Beach, Northwood and Lake Worth. Building-level maintenance planning, vendor management and monthly owner reporting.
Owners with two or more buildings get one manager, one portal and consolidated reporting across every property.
We also manage single-family homes, condo units, townhomes and luxury homes across Palm Beach, Broward and Miami-Dade counties. Many multi-unit owners bring their other rentals to us as well.

Luxury Property Care is a licensed Florida real estate brokerage based in Boca Raton, managing more than 450 properties across South Florida. Your building gets a dedicated manager who knows the block, the city’s inspectors and the local vendors, and who can be on site the same day when something breaks.
You see everything we see: leases, applications, work orders, invoices, inspection reports and monthly statements, all in the owner portal, from anywhere.
Palm Beach County has more than 12,000 small multifamily buildings of 2 to 9 units in its main zip codes, and about 7,000 of them are owned by someone who does not live at the property. Three areas hold most of the inventory, and they are the areas we know best.
| Area | Buildings (2 to 9 units) | Owner lives elsewhere | What owners deal with |
|---|---|---|---|
| West Palm Beach 33401, 33405, 33407, 33409, 33415, 33417 |
About 3,900 | About 55% | Older buildings near downtown and Northwood, frequent turnover, strong rent growth, aging plumbing and electrical. |
| Lake Worth Beach 33460, 33461 |
About 2,600 | About 63% | The county’s densest stock of duplexes and fourplexes, many built before 1970, active code enforcement and rental registration. |
| Riviera Beach 33404 |
About 600 | About 73% | The highest share of out-of-area owners in the county: investors from Jupiter, Palm Beach, Boca and out of state who need a team on the ground. |

Address, unit count and current rents. We reply with a unit-by-unit rent estimate and a written proposal, usually within one business day.
We collect leases, deposits, keys and vendor history, notify tenants in writing, set every unit up for online payment and inspect the property in the first weeks.
Rent is deposited to your account monthly with a full statement. Approve repairs above your limit from your phone. Everything else is handled.
Most Riviera Beach and Lake Worth multi-unit owners do not live nearby. Owners in New Jersey, New York, Canada and Israel manage Palm Beach County buildings with us without traveling here.
Bring us in during due diligence. We review the rent roll and leases, estimate achievable rents by unit, flag deferred maintenance and take over on closing day.
Switching is straightforward. We handle the handover, the tenant notices and the first inspection. Owners typically see cleaner books within the first billing cycle.
We move your tenants to online payment, put maintenance on a plan and give you a monthly statement instead of a shoebox of receipts.
We secure it, review the existing tenancies and manage it while the estate decides whether to keep or sell. See our probate and inherited property services.
We document, serve the proper notices and coordinate the eviction with counsel, then re-lease the unit to a screened tenant.
Tell us the address and the number of units. We will send you a unit-by-unit rent estimate and a written management proposal. No obligation, no pressure.

Yes. Duplexes, triplexes and fourplexes make up most of Palm Beach County’s multifamily stock and most of the buildings we manage in this category. We also manage small apartment buildings of up to about 20 units.
All of them. Our largest multi-unit concentrations are in West Palm Beach, Lake Worth Beach and Riviera Beach, and we also manage buildings in Lantana, Boynton Beach, Delray Beach, Greenacres, Palm Springs, Lake Park and North Palm Beach. Our office is in Boca Raton and we also serve Broward and Miami-Dade counties.
Management fees are set out in a written agreement and depend on the building’s size and condition. Ask for a proposal and you will have exact numbers for your property, not a range. There is no charge for the rent analysis.
Your agreement lists exactly what is included, typically rent collection, tenant communication, maintenance coordination, inspections, accounting and the owner portal. Leasing a vacant unit and repairs by outside vendors are itemized separately so you always see what you are paying for.
Once the agreement is signed, onboarding usually takes days, not weeks. Tenant notices, portal setup and the first inspection happen in the first two weeks.
Yes. We review the existing leases, honor their terms, introduce ourselves to each tenant in writing and move rent collection online. Tenants on month-to-month terms can be moved to a written lease when appropriate.
Every adult applicant goes through the same process: identity verification, income and employment verification, credit, eviction history and background checks, and prior landlord references, applied consistently and in line with fair housing law.
Rent is collected online, expenses are paid, and the balance is deposited to your account monthly with a statement showing every unit’s income and every expense. Year-end reporting is available in the portal for your accountant.
Tenants submit maintenance requests through their portal. Routine items up to the spending limit in your agreement are handled without delay. Anything above the limit comes to you with a quote before work starts. Emergencies that threaten the building or tenant safety are handled immediately and reported to you.
Everything runs through the owner portal and your dedicated manager. You approve repairs above your limit, review statements monthly and receive funds by direct deposit. Site visits, inspections, showings and vendor coordination happen locally.
Yes. Several Palm Beach County cities require rental registration and periodic inspections for multi-unit buildings. We register the property, schedule inspections and handle any items the inspector flags.
We follow a consistent process: reminders, late fees per the lease, the required statutory notice, and if needed an eviction filed and coordinated with counsel. You are kept informed at each step, and the unit is re-leased to a screened tenant as soon as possession is recovered.
Yes. We offer tenant placement only: marketing, showings, screening and lease signing for a one-time fee, after which you manage the tenancy yourself. Many owners start this way and move to full management later.
The agreement sets out the term and the notice required to end it. We would rather earn your business every month than lock you in; ask us about the terms before you sign.
Leasing, collections, maintenance and accounting for your duplex, fourplex or small apartment building in West Palm Beach, Riviera Beach, Lake Worth Beach or anywhere in Palm Beach County. Talk to us before your next vacancy.
